Spray foam removal certificates?                 

Homeowners are finding it impossible to sell, re-mortgage, buy or release equity on property due to spray foam insulation being present in the property. This is because banks and building societies and other financial lending companies will not lend when spray foam insultation is present.

It’s come to my attention that fraudulent companies are exploiting homeowners by selling fake spray foam removal certificates for thousands of pounds. These are worthless documents that provide no mortgage protection and often make situations worse for sellers and potential buyers.  I detail more information below.

What is spray foam insulation?

Most estate agents will have been informed by vendors if there is spray loft insulation within the roof (if they realise that it is there). Roof insulated foam comes in two types - open-cell spray foam which is less expensive to remove, and closed-cell spray foam which is more expensive method to remove.

Open-cell spray foam includes cutting and removing the foam, inspecting the roof timbers, replacing damaged felt where needed. Closed-cell spray foam removal is a more intensive process that often involves removing and replacing affected timbers, scaffold erection, new roofing felt and tiles, and full waste disposal in line with approved disposal methods.

Why won’t lenders lend on insulated property?

Lenders consider that lending large sums of money to be high-risk. This is due to potential roof timber decay, trapped moisture, hidden structural damage under the insultation, fire risk and fire spread (see Government-initiated report) here. This is why, as a Chartered Surveyor, my professional valuation on property with either of these two types of spray insulation will always be lower than market value.
