A five storey commercial premises constructed around the turn of the last century with solid masonry walls and suspended concrete flooring. To suite modern requirements, all services were required to be upgraded including, installation of cat 7 data cabling, telephone, power and a new commercial lighting system designed to minimise the use of additional task lighting. The existing lift was to be upgraded with new lift car and lift motor above. Air was conditioning required to all offices to meet tenant’s expectations for comfort cooling. Each floor would be self-contained so they can be let to individual tenants on a floor by floor basis, allowing separate billing for electrical and gas usage.
Retrofitting service ducting to an existing building can mean unsightly boxing is visible to wall and ceiling surfaces. To minimise visible services, all options were considered, including placing all electrical power, data and telephone into floor boxes within the timber floor void above the concrete slab. Floor boxes were evenly in each office to allow the tenants to have flexibility in where to place their desks and office equipment. This neat solution of using floor boxing gave prospective tenants the impression of a modern office, but within an attractive period building.
Planning permission was applied to with Corporation of London, to install Air Conditioning Condenser Units to the flat roof on top of the building, hidden with a timber screen. Once permission was granted ducting was installed to the central courtyard leading from the roof to provide full Air Conditioning, with ducting entering the building, concealed above the lowered ceilings in the corridor areas.
Completion of the installation of the new lift car and motor, provided facilities you would expect in a modern of block whilst maintaining period charm. Following a short period of marking the building on completion of the building works, the building was let to a firm of barristers and solicitors.
